         The last three (3) counts of the Shea/Hamilton lawsuit were heard by Citrus County Judge Patricia Thomas on Wednesday, July 21st.  These three counts deal with amendments to the Bylaws and the Deed Restrictions.  They also challenge the number of votes needed to pass a new Capital Improvement Project.  Mediation on these counts in the last month did not produce any results.

          Two of these three counts were dismissed by attorneys on both sides of the issue.  The remaining count questions the validity of a 2001 referendum dealing with changes to our Deed Restrictions.  Shea/Hamilton questions the procedure and vote count of this referendum.

          Judge Thomas took arguments and testimony under advisement and will rule on or before September 8th, 2010.

          As you know by now, the validity of our Deed Restrictions was upheld by the Citrus County Court in October of last year.  This issue was the most important one of the lawsuit.

          All of our attorney fees and expenses (except for a deductible) pertaining to this lawsuit are being covered by our insurance.  We will keep you informed on any new developments.

Summer is officially here! I see many residents working on their properties preparing for summer and hopefully rain. Don't forget to prepare for hurricane season as well. June 1st is the official first day  of hurricane season. Please visit Local Parks and Area Information as well as Citrust County Information for helpful tips.

Over the past several months, we have had new residents move in or purchase lots in this lovely community. Welcome! Please stop by the community center to pick up a welcome packet, maps, and a deed restriction book if you need them. For a quick reference of your association, documents check the Pine Ridge web page under Corporate Documents.

The Architectural Design Committee (ADC) meets every other Wednesday; the current schedule is listed under the Activities Page on your web site.  The ADC meets to review the various applications received.  IMPORTANT AVOID UNNECESSARY PROBLEMS! If you are, planning any exterior changes such as additions, shed placement, covered parking, any type of fencing, pools, new paint colors, or utility enclosures you will need to submit an application for approval. You may print an application by clicking the Download Documents on the main page of the web site or stop by the office for an original. 

We have received an increased amount of violation complaints. If you are placing your boat, motor home, travel trailer, or trailer type unit in the front of your home chances are you will receive notification to move it. These units must be placed behind the front line of the home and as far back on your property as possible and shielded from view if possible. Trash or debris stored on the property will be another reason to receive notification. Please dispose of debris and or trash in appropriate receptacles. Please do not place plastic bags placed out by the curb chances are the animals will get into them causing a mess with litter to clean up. Keep your lawns mowed even if you have a larger percentage of weeds cropping up due to the stress of this past winter. A neatly groomed lawn regardless of damage will diminish complaints.   

We continue to work on projects. I am happy to report that the 491 entrance is receiving drought tolerant replacement sod. In the beginning to get it rooted in we will need water it as per the watering restrictions for new plantings. The equestrian center interior was painted and the commercial doors replaced. The roads and parking lots at the community center complex were resurfaced. The community center received a new energy saving hot water heater. Just a couple of reminders if you have not paid your annual dues they are past due. The collection policy does not provide for more than one reminder statement, which has been sent. Therefore, I am preparing the 45-day demand letters, which will be sent out certified and regular first class mail throughout next week. Contact the office at 352-746-0899. School will be out soon please drive through the community responsibly watch for equestrians, children and your regular daily walkers. Keep Pine Ridge families Safe!
